Valuation
Valuation is the process by which an opinion is formed about the value of property.
Valuation for a loan is most often required for real estate of all types (apartment, house, land).
How the evaluation process works:
- The first step. The appraiser visits the property, collects the data necessary for the appraisal report (photos, location, area in square meters, quality of construction and technical condition, number of rooms, age of finishes, facilities, etc.)
- Step two. The appraiser proceeds to verify the ownership data available in the property documents. It searches for information on taxes, title deeds and checks cadastral plans.
- Step three. the appraiser must look for at least three comparable houses (called “comparable sales” or “market alternatives”), which have been sold in the last three to six months and which should ideally be within a less than 1 km from the subject property.
- Step four. The appraiser will make cash adjustments, if applicable
- Step five. Establishes an "estimated value" of the property based on all of the above.
